Services

Coldwell Banker Pinal Properties is a full service real estate company to serve all of your property needs. While managing your property we will prepare all of the lease documentation, collect rent and security deposits, handle and process tenant eviction if necessary, we will handle maintenance and repair items, and we will provide you a computerized monthly accounting statement. A year end summary is provided along with a 1099 for tax reporting.


Management Fees

Coldwell Banker Pinal Properties offers property management services for a percentage of the gross collected rent. Our professional fee is deducted directly from the rent collected and reported on your monthly accounting statement. View our sample Residential Management Agreement (Link here)

The management agreement is generally established for one year, at which time the agreement can automatically renew concurrently for one year term. A 30 day written notice can be given to cancel the management agreement.


Resident Screening

Our goal is to find qualified tenants who will pay rent in a timely manner while maintaining and caring for your investment. Prospective renters will complete a full resident screening including verification of previous rental history and employment, a current credit report and a criminal background search.

Once you're ready to get started, a property management professional will perform a property assessment to establish rental pricing and the best marketing strategy for your investment. A property management agreement will be prepared for your signature, and we will take care of the rest!
